- Gas Safety Certificate: Annual renewal required for every property with a gas supply. Missing one = criminal offence.
- EICR: Electrical Installation Condition Report every 5 years (or as recommended). Mandatory for new tenancies since 2020.
- EPC: Valid for 10 years. Required before marketing a property. Minimum rating E for rentals.
- Deposit Protection: Deposit must be registered within 30 days of receipt. Prescribed information served. Miss this and you can't serve a Section 21.
- Smoke/CO alarms: Annual check on the first day of each tenancy.
- Right to Rent: Check and document every tenant's right to rent before the tenancy starts.
